New York Avenue. 40,000 SF lab renovation, phased construction and relocation strategy to avoid business interruption. Function area requirements include molecular biology labs, cell / tissue culture Clean Room labs, media prep areas and micro-injection (vibration free) labs. Construction cost: $10,000,000.
Five Mountain Road. 60,000 SF, fast-track renovation for Research and Development. Construction cost: $15,000,000.
Central Utility Building - 55 New York Avenue. MEP engineering design for central utility plant and associated distribution piping serving research / pharmaceutical production campus. Project was an enabling phase to subsequent construction of new 150,000 SF Science Research Facility. The 24,000 GSF Central plant building houses 4 @ 800 BHP high-pressure steam boilers, 5 @ 700-ton electric centrifugal chillers, high-voltage electrical distribution, electrical substations and two 2,000 KW stand-by electrical generators. Cooling towers occupy the roofscape behind architectural screens. Design included a new underground steam and chilled water piping network connecting new plant to six campus buildings. Distribution runs exceeded 1,200 ft to the farthest point of service. Chilled water interface to each building was designed to incorporate pre-existing local chillers for standby duty. Piping design included thermal stress analysis and co-ordination with Civil structures. The design incorporated sensitivity to the site -- acoustical, visual and security. The energy-conserving opportunities included boiler stack economizers, low-energy cooling towers and premium efficiency chillers. Construction Cost: $23,000,000 (CUP only).
